MacQuesten Development LLC is spearheading the development of The Modern, a mixed-use development project, designed to transform Mount Vernon’s gritty, industrial, downtown area into a vibrant, respectable neighborhood with homes and shops. It is part of the transit-oriented renewal of the downtown Mount Vernon corridor.
The 98,000 square feet, 11-story mixed-use building, is located at 130 Mount Vernon Ave, in Mount Vernon, New York (lower Westchester County). The Modern will comprise 80 affordable rental units, a ground-floor retail component, and 9,300 square feet designated for offices and community space.
All apartments are wheelchair accessible, with 22 reserved for disabled tenants. Amenities include 89 parking spaces (indoor/outdoor parking garages), a rooftop recreation space with views of the New York City skyline, and laundry facilities.
The $31.5 million development is expected to create more than 300 jobs in Mount Vernon: 200 construction jobs, and more than 100 permanent jobs after its completion. MacQuesten Development purchased the property for $2 million in 2011.
Rella Fogliano, President of MacQuesten Development, hinted at one possible use for the commercial area during the Modern’s recent groundbreaking ceremony.
“This is such a sweet spot,” Fogliano said. “We’re three blocks away from the Bronx. Fleetwood a little bit to the north,” and, she added, “It’s a perfect location for something medical.”
Fogliano said that using the real estate for health care is “greatly needed in this community if it’s going to be vibrant”, and said it could be the future for “revitalizing a former industrial area”.
